Can you hold a place before I apply?
Properties are typically offered on a first-come, first-served basis and reserved only after a completed rental application and payment of required fees. To protect your chances, we recommend submitting your application and fees as soon as possible so our lease administration systems can secure the unit. -
Do I pay first month's rent and last month's rent with my security deposit?
Move-in requirements vary by property. Most residences require first month's rent and a security deposit before occupancy; some may also request last month's rent. Specific move-in costs will be listed on the property details or provided during the application process. -
How old do you have to be to apply?
Applicants must be of legal age to enter a lease, generally 18 years or older, and able to provide valid identification and any required documentation. -
Is the deposit refundable?
Security deposits are normally refundable if the lease terms are met and there is no damage beyond normal wear and tear. Deductions may be made for unpaid rent, repairs, or excessive cleaning; final accounting follows state law and the lease terms. -
Who needs a cosigner?
A cosigner may be required when an applicant does not meet income, credit, or rental history standards. Cosigners must meet financial qualifications and sign a guarantor agreement to support the lease. -
You have a property I want to rent. How do I apply?
Applications are accepted online or in person. A completed application, applicable application fee, and documentation (proof of income, ID, and rental references) are required. For residential rentals, note that we work by referral—application instructions will reflect the managing party for that property. -
How do I pay rent?
Rent payment options typically include an online tenant portal, automated bank transfer, or check/money order depending on the property. We promote electronic rent collection for timeliness and clear accounting. -
I want to get a pet. What do I do?
Consult your lease and contact management before acquiring a pet. Some properties permit pets with an additional pet deposit or monthly pet rent and breed/size restrictions; others do not allow pets. Pet policies are enforced to protect property value and neighbor comfort. -
I want to move out, but my roommate wants to stay. What do I do?
Leases generally hold all named tenants jointly responsible for the full lease term. If one roommate plans to remain, they will usually need to qualify individually or a replacement tenant must be approved through our tenant screening and lease administration process. -
My lease expiration is coming and I want to move out. What do I do?
Check your lease for the required written notice period and submit your intent to vacate in writing by that deadline. Providing timely notice helps ensure proper move-out processing, security deposit accounting, and minimization of vacancy. -
Who is responsible for paying for repairs & maintenance requests?
We coordinate routine maintenance and repairs through approved vendors; the property manager handles responses and vendor oversight. Tenants are responsible for damages caused by negligence or misuse. Report maintenance requests promptly so issues can be resolved and asset performance preserved.
